JEFFERSON PARISH TO HOST PUBLIC HEARINGS ON PROPOSED INDUSTRIAL ZONING REGULATIONS AND PROPOSED ZONING MAP

JEFFERSON, LA - The Jefferson Parish Planning Department and consulting firm Camiros will present formal recommendations for the Industrial Zoning Districts Study, including proposed industrial zoning regulations (TXT-3-23, TXT-4-23) and the proposed zoning map (Z-17-23) to the Planning Advisory Board (PAB) at two public hearings this month.

The first public hearing will be held on Thursday, April 11, 2024 at 5 p.m. in the Council Chambers on the 2nd floor of the General Government Building (200 Derbigny St., Gretna, LA 70053). The second public hearing will take place on Thursday, April 25, 2024 at 5 p.m. in the Council Chambers on the 2nd floor of the Joseph S. Yenni Building (1221 Elmwood Park Blvd., Jefferson, LA 70123). Both meetings will be streamed live on JPTV (Channel 6 on Cox and Channel 99 on AT&T Uverse) and the Jefferson Parish website, http://www.jeffparish.tv/pages/live.

The goal of the Jefferson Parish Industrial Zoning Districts Study is to evaluate the current industrial district structure and associated regulations to create a set of new, modern districts and standards that work with existing industrial development patterns. This holistic evaluation addresses a broad spectrum of issues and opportunities related to industrial development in Jefferson Parish.

This project was completed in three phases. Phase 1 began in the summer of 2021, and included discussions with staff regarding current issues, a review of all relevant materials, a site visit and meetings with stakeholders. Phase 1 concluded in a Framework Report that identified key issues with current industrial zoning and a framework for zoning revisions, which was presented to the public in February 2022. As a part of Phase 2, the consultant developed a series of drafts of the new industrial zoning districts, which were presented to the public in November 2022. In June 2023, the proposed regulations were updated based on the feedback since their earlier release.

These public hearings are part of Phase 3, the adoption phase. In this final phase, Camiros and the Planning Department will present the final product of the study, an updated set of industrial regulations, series of related amendments and proposed map changes. The hearings will provide an opportunity to voice support or opposition to the proposed text and map amendments. There will be a presentation which will highlight changes to the draft amendments and proposed zoning map changes. A public comment period will follow.

The staff reports, proposed amendments and proposed zoning map will be available on the project website, www.jpindustrialzoning.com and www.jeffparish.net/PABreports on Thursday, April 4, 2024.
